Have you heard these “bits of advice”????This is not a good time to look at property investment? Now is not a good time to invest in the stock market? Now is not a good time to buy oil futures? We have heard this from every “GURU” on the nightly news. The fact that this is a common belief does not make it true. Now is the time to go against the flow of popular opinion and buy an investment. The risk must, however, be a reasoned one and never spend the rent money on risky things.

If you are willing to move against the flow you must seek out deals and only buy bargains. Property investment is great because you can feel the permanence of your investment and over time real estate has proved itself to be a solid money maker. Contrary to all the latter day negative gearing you need to make sure of a positive cash flow. Rents must give a return on investment. Simply put…. you do not buy at silly prices you buy only when the figures give you a return. You don’t have to love the investment…just enjoy the cash flow it brings in. The so-called French paradox is related to the observation that the French people suffer a relatively low incidence of heart disease, despite having a diet consisting of rich creams, butter and an abundance of saturated fats. This phenomenon was first noted by an Irish physician Samuel Black in 1819. Later, in 1992, Dr. Serge Renaud coined the phrase “French Paradox”.

Morley Safer and the crew at 60 Minutes had a show regarding the merits of Resveratrol. The show spoke about the French Paradox and how this miracle supplement called Resveratrol was allowing the French people to sustain healthy lives. It was said to be due to the red wine that the French drink.

Perhaps the salesperson was attractive you they got some good sports tickets. No company would give a salesperson a commission over a report from him that he was “Influencing Sales” for their other salesmen. Poor advertising gives the same bad excuses a Salesman who failed to earn his keep in actually selling products or services. Branding, or any other advertising, should be judged by the same standards as the Salesman; by the goods it is clearly proven to sell divided by the amount invested.

I always get very excited when it comes time to renew one of my existing gadgets, but I reckon the best of all is getting a big new TV, there’s just something about it I’m not sure I can out into words. The market is no longer the same however, new stuff quickly becomes old and I find myself stepping out for the latest stuff more and more often.

That has one distinct advantage for us as consumers and that is that we can get our hands on this stuff very quickly for reasonable prices. Gone are the days where $30,000 dollar plasmas are only found adorning the walls of the ultra rich.

However, having said that I don’t believe in throwing away money. Yes, they come down in price but that doesn’t mean we don’t have to still be extra careful about where and from whom we purchase. The general state of the economy at the moment has certainly taught me that, if nothing else.

This for me, is where the beauty of the Internet comes into play. It is such an effective tool for this and we are now at a stage where we can feel confident and comfortable with any purchase made online.

Gone now are the worries and concerns of the past , where people were quite unwilling to pull out a card and fill in their details on a web form. So much has changed sine the turn of the century.

Retailers can also use the Internet to sell their goods and services at low rate because to do this online takes much lower overheads.

So from our perspective, if we are looking to get the best prices and choice on DVD’s and TV’s we only need to spend a little time surfing on the net to find what we are looking for and quickly and easily compare the best prices for it.

Recently I went to a store to buy a North Face backpack. The store I went to advertised the one I was looking for, the perfect color and size. However when I got there they only one in stock which was not the right color. They told me they could order it and I would have it in a week.

After I left the store I went online. I found the pack cheaper and with free shipping. I was able to have it at my doorstep in four days.

As customer service and inventory drop at retail stores, more will close their doors. In my opinion only the stores with a true customer first policy will be the ones that last through this era.

Internet malls offer just about anything you are looking for; from fragrances, jewelry, apparel to gaming consoles and car parts.

Online malls are basically the same as a department store with out the hassle, and if you can find one with discounted prices even better.

A month or two ago, I read an interesting article in Forbes Magazine. Unfortunately I haven’t been able to find this article online or I would include a link for you. The article was an interview with author Jim Collins, known for his best selling book “Good to Great.”

Collins said that he learned a great deal from studying Microsoft’s Bill Gates. One of the most important lessons he learned is that it’s important to have “shock absorbers” in your business. “Shock absorber” can be defined as:

1. Resilient bearing which, in a watch, is intended to take up the shocks received by the balance staff, and thus protects its delicate pivots from damage.

2. A device or a part that absorbs and cushions the impact of a wheel going over an obstacle, which makes for a smoother ride. No different from a shock absorber used on a car or motorcycle.

The first definition implies a degree of protection, while the second describes a “smoother ride.” In business, the definitions could be interpreted as:

Business Shock Absorber: The ability to protect a business from loss of revenue or from unexpected expenses.

Examine Microsoft’s balance sheet, and will be able to see the shock absorber in that business. To save you the effort, I’ll point it out for you: It’s $25 billion in cash. The Fortune article relates that Gates keeps several years worth of expenses for his business saved in cash. This would allow Microsoft to weather almost any threat to the business, including competition, loss of revenue, recession and changes in market demand. Even more importantly, the stockpile of cash lets Microsoft stay focused on the corporation’s long-term business plan. Without this shock absorber, it would be forced to defer long-term business plans to generate short-term revenue.

Side note: For the first time in its history, Microsoft recently issued long-term debt in the form of bonds, raising capital for business expenses that could include stock buybacks and possible acquisitions. Even though it has enough cash for these things, the corporation appears unwilling to let go of the “shock absorber” it has in place. This safety net stays.

Financial planners generally recommend we create an emergency savings account, holding three to six months of living expenses. This “emergency” savings account would then only to be used to cover large, unexpected expenses or a loss of income. It is not to be used for frivolous purchases. This emergency savings account is a “shock absorber” for your personal finances.

Most would agree that such an account is critical protection for personal finances. The issue is that we real estate agents don’t have the same kind of regard for our businesses. Refinancing your mortgage is a relatively straightforward process depending on who you are working with. The concept is at least simple. Your objective is to reduce your rate, lower your monthly payment, change the terms of your loan, switch to a new lender, consolidate debt, take cash out of the equity of your home, or a combination of some or all of these. Most of the time you can do a refinance without any money out of pocket depending on what type of refinance you are trying to do. The following are a few tips that can save you thousands when doing a refinance.

The first tip that I have for you is to do your due diligence by shopping around. Don’t automatically go sign up with the first office you visit unless you’ve at least talked with a couple of other loan officers and know that the first one you visit is the best. Several mortgage companies now have a lot of valuable information on the internet and finding their websites can be relatively easy to do. This will help you do some priliminary research before you decide to go with one company over another. Getting several quotes will at least give you a better idea of what a good rate is. Be cautious of the traditional bait and switch where a company will get you in the door with a low rate only to have a lot of additional fees and “points”. Make sure you’re comparing apples to apples and get the entire cost, not just the APR.

The second tip is to check to make sure your existing mortgage does not have a pre-payment penalty which will penalize you if you refinance. Most lenders have a 120 day prepayment penalty which means that you wouldn’t be able to refinance within that 120 days without paying the pre-payment penalty. This also means that you wouldn’t be refinancing more than 3 times per year usually. Some lenders do have a 90 day prepayment penalty, but most are 120 days. You can usually find this out in the original documentation on your loan or by contacting the lender or group that services your loan.

This third tip can save you significant money, especially in the long run. There are two types of homeowners, at least two types I’ll categorize here. The first is the temporary homeowner. Whether this is a first time homebuyer that may only be in the home for a year or two, or someone who will most likely move or relocate well before the mortgage is paid off. The other is the “lifer”. This is the homeowner that is in their home for the long haul and isn’t going anywhere. Both of these types of homeowners can refinance and most do based on lowering rates, cash out refinances, and other reasons. The goal of the “lifer” apart from taking cash out of their home in an cash-out refinance to get at the equity of the home, is usually to get their rates as low as possible. The lower the rate, the less they’ll pay in the long run. This may mean that if they “buy down” their rate where they pay cash up front in exchange for a lower rate may be a good idea as the savings over the life of the loan will be significant. The temporary homeowner instead of trying to buy down the rate may consider it a better option to pay as little as possible up front to affect less their overall cash flow or access to cash. The best thing to do is find a good loan officer who can take your individual scenario and give you several options including the monthly costs and one time fees of each option.

Also, if you don’t know how long you’re going to be in a home, whether there for a shorter amount of time, or have plans to “upgrade” to a new neighborhood within a few years, buying down the rate may not be the very best option. You may have more success financially if you focus on keeping your monthly cash outlay to a minimum and reduce the amount of capital required to close the loan. There are many good loan officers that will help you determine which program is the best for you. For instance, if you spend $3,000 to buy down the rate from a 5% to a 4.5%, you may save $30,000 over the life of the loan if, and only if, you keep that loan for the full 30 years (assuming a 30 year fixed mortgage). There is a break even where when you spend $3000, your break even may be 3 years or 4 years. A point in time when the buy down of the rate ends up being a better value to you than if you were to not buy down the rate at all. The same may be true for paying a higher rate to cover all of the closing costs through a no-cost refinance. Evaluate this with a good loan officer and you’ll have an idea about what would be the best thing to do with your loan officer.

The fourth tip is to reserve the credit check for the loan officer and broker you decide to go with. This shouldn’t matter too much as the credit bureaus made some changes with how multiple inquiries within the same period of time affects overall credit score. The answer is that the credit adjusts as if it were only one inquiry. Also, to keep an eye on your own credit, you have the option to get a free credit report from each agency once per year. What this means is that if you request your credit report every 4 months, you’ll have a good chance of seeing not only what is on it, but your score as well. The three agencies are Experian, TransUnion, and Equifax.

The fifth tip is to work with a loan officer that isn’t going to “rip you off” when it comes to the backend payouts that the loan officer receives from the bank. This payout is called Yield Spread Premium (YSP). As an example, if the loan officer sells the rate for 1% higher than the par rate or the rate the lender is offering, then there may be a payout of a certain percentage of the loan amount paid to the loan officer broker. The loan officer or mortgage office will use this YSP to cover things like the loan origination fees, the appraisal, and any other misc. fees that are typically associated with a refinance. This is not a bad thing especially if you know about it. What happens too often is that the loan officer knows that you the borrower don’t know anything about this YSP and so will increase the rate by more than is really ethical or moral. Don’t be afraid to ask your loan officer what they are making on the loan. This is the same as asking what a loan origination fee should be. You may get a feel with this one question how honest and trustworthy your loan officer is. Also, the fact that present your awareness of the YSP to the loan officer will usually be an indication that you know enough about loans that you aren’t a customer to be taken advantage of. This often may be enough and alone this tip may save you thousands over the life of the loan.

The main points to take away from this article are that you can save a lot of money if you’re aware of the numbers involved and have a basic understanding of how mortgages work. If nothing else, you can use this information to help you identify a good mortgage broker or loan officer from a loan officer that does not have your best interests in mind. Refinancing doesn’t have to be difficult, but expect to put some work in to this as your home is typically your most expensive purchase and is worth a little caution when dealing with the financial side of home ownership.
